ENVIRONMENTAL FEASIBILITY

In the same way that the technical and financial feasibility, the yield of the investment and the Market studies in the project’s development are determined, it is now very advisable and even necessary to evaluate the Environmental Feasibility of the projects.

From the initial processes of planning and selection of the site, the design of the architecture and engineering and the construction and operation of a determined project, it is very important to consider the natural terrain features of the site and the region to identify the environmental regulations and restrictions of ground use; factors that can influence the selection of the site and the characteristics of the project.

This way, the knowledge of the ecological characteristics of a certain site and the environmental orderings, norms and regulations, and effective ground use in a zone must be taken into account to determine the convenience and the characteristics of a new project for development.

We speak of environmental feasibility when the execution of a determined project is planned considering the conditions and the environmental effects on the site, the regulations, restrictions and opportunities for a determined project and site. This feasibility refers to a previous site analysis as far as physical and environmental factors like location, flora, fauna, climate, grounds, geology, degree of conservation or alteration; as well as a social analysis of influence and population; without forgetting the legal and normative environmental aspects and ground use, Regional and Local Plans of Development, among others. All of this is done with the intention of evaluating all the possibilities of development and the conditioners, opportunities and restrictions that a certain project could have in a selected area.

These studies allow to determine if the project is feasible or not, if it requires modifications or adjustments or if it definitively cannot be carried out in the site.
